99 Bishopsgate is a textbook example of sustainability and reuse.

Reconstructed in 1996, the majority of the building was refurbished between 2006 and 2012 while Brookfield Office Properties, who acquired the building in 2012, have continued to enhance and improve the property and services.

The 26 floors were originally equipped with a Delmatic system which provided fully flexible, addressable switching of lighting throughout the building. As part of the building refurbishments, the Delmatic system has also been enhanced and updated using Delmatic’s unique plug-in concept. This enables new generation technology to be introduced with successive generations of systems working seamlessly together while retaining and sharing network hardware and infrastructure.

Over a period of twenty years, this rolling programme of upgrades has seen the original proprietary switching system evolve to include analogue dimming, adopt latest ISO open protocols including LON and BACnet, and, most recently, leapfrog to provide DALI digital dimming and monitoring as luminaires are replaced and upgraded.

The ability to step-change from previous technology to latest generation technologies using plug-in intelligence has helped the building achieve a BREEAM Excellent rating, while the ability to retain original hardware and cabling maximises convenience, re-use and sustainability.
